Kaldalón Secures Major Property Purchase in Garðabær
Kaldalón has agreed to buy a 2,245 square meter office and industrial building at Austurhraun 7 in Garðabær. The seller, according to the official real estate register, is Marel Iceland ehf. The property sits directly next to JBT Marel’s European headquarters at Austurhraun 9.
The transaction is still subject to the usual conditions, and Kaldalón disclosed the deal as part of an announcement covering their operational performance for the first nine months of the year. It is expected to close before year end. “The property is very well located in one of the most dynamic business districts in the capital area,” the company noted.
The exact purchase price has not been made public, though the property was previously listed at 1.5 billion ISK. The building dates from 1998 and went through renovations in 2022.

Kaldalón Reports Impressive Growth
Kaldalón’s numbers for the first three quarters of the year make for strong reading. Revenues came in at 4.1 billion ISK, up 28.7% on the same period last year, while operating profit before valuation changes reached 3.2 billion ISK, a rise of 27.5%.
Total profits before taxes did fall year-on-year, dropping from nearly 3 billion ISK to around 1.6 billion ISK. The company puts this down to smaller valuation changes than in the prior year. As of end of September, Kaldalón’s asset portfolio stood at 83 billion ISK, with 81 billion ISK classified as investment assets.
During the third quarter the company also added to its real estate holdings, picking up properties at Krókhálsi 16, Kletthálsi 1A, and Skúlagata 15.
